Trading Terms and Conditions – For Direct Bookings
Once the holiday confirmation has been issued by the property owner there is a contract between the person signing the form, or making a telephone or internet booking (who does so on behalf of all members of the party shown thereon) and the Property Owner. Receipt of a deposit does not constitute acceptance of a booking.
Payment:
Bookings may be made over the telephone, by post or by our internet site, but must be accompanied by payment of the quoted deposit (which includes a weekly booking fee) payable by cheque. A booking where the deposit has been paid by cheque is not considered to be confirmed, until the cheque has cleared our bank. In the event of the holiday start date being within 10 weeks of booking, full payment must be made at the time of booking; In all other cases final payment is due 10 weeks before the commencement of the holiday. In the event of non-payment we reserve the right to cancel the holiday and no refund will be given. No accommodation can be provided unless full payment is received by the due date. Bookings are only accepted by the Owner on the understanding that these Trading Terms have been read and accepted by the holidaymaker(s).
Cancellation:
If you have to cancel your holiday for any reason, immediately telephone the Owner. Then on the same day send us by recorded delivery confirmation of your cancellation. Your cancellation is effective from the date we receive your written notification. Your cancellation will be acknowledged by us in writing. You are liable for the full holiday cost. We will endeavour to re-let your holiday. If we are able to do so before you pay your balance, you will only loose your deposit, booking fee, and cancellation premium. If we are able to re-let after you have paid your balance, we will refund the whole or part of the money (so that you only lose your deposit, booking fee, and cancellation premium) up to a maximum of the rental charges we receive on re-letting. Depending on the reason for cancellation you may be entitled to claim from your own holiday insurance policy.
Holiday Period:
Holiday weeks normally run from Saturday to Saturday. If, however, the holiday week commences on the Friday, the holiday will be charged at the next day’s commencing price.
Short Breaks:
We accept short breaks, for most of the year however there are some periods where they are not available (e.g. Christmas and Easter). Any short breaks which overlap weekly price bands will be charged at the rate in which most days fall. In the event of an equal number of days falling in two different weeks, the higher rate will apply.
Website/Promotional Materials:
Every reasonable effort has been taken to ensure that descriptions/photographs are accurate and all statements by the Owner are made in the honest belief that they are accurate at the time of going to press. However, all distances are approximate and facilities may be altered or withdrawn for reasons outside the Owner’s control for which we cannot accept responsibility. We will notify you of any major amendment or other details contained in our promotional materials at the time of your booking or at the earliest possible opportunity thereafter.
Special requirements:
Such requirements must be specified at the time of booking, if we can satisfy your requirements we will give you written confirmation. We cannot accept responsibility for special needs, unless written confirmation is given by the Owner.
Single-sex group Bookings:
The Old Granary, Bury St Edmunds is aimed at providing family holidays, single-sex groups and/or parties of young people may not be permitted. When this is the case we will warn you of this at the time of taking the booking if advised of your party makeup.
Changing a booking:
If you wish to change the dates of your holiday once the confirmation has been issued it can only be done with the agreement of the Owner and an administration charge of £49 may be due. Confirmation in writing and your payment must be received by the Owner before a revised booking confirmation can be issued.
Property:
The Owner of the property or his representative is to be allowed access at any reasonable time during occupancy. The accommodation and its use are subject to the conditions and regulations of its owner(s) and to local and international law. The Owner shall not be responsible for the death or personal injury to a holidaymaker, or loss, damage or accident to personal property unless this results from proven negligence of themselves or their employees. We recommend that holidaymakers take out a comprehensive travel insurance policy to cover for any losses.
Complaints Procedure:
We pride ourselves on providing a very high standard of guest accommodation and will do everything possible to ensure that you enjoy your stay. However, very rarely, things can go wrong. If there is a problem please immediately contact the owner as soon as possible so that we can attempt to put things right to your satisfaction. Please don’t wait until the end of your holiday, we would rather rectify the problem so that you can enjoy the rest of your stay with us.
Responsibilities of the holidaymaker:
The number of persons using the property is not to exceed the maximum number stated (8 people). The Owner will abide by any restrictions as stated and have the right to terminate the holiday, and no refund will be due. Holidaymakers are responsible for leaving the property clean and tidy, and for any damages, breakages or loss. The Owner reserves the right to charge the cost of any extra cleaning or damaged or lost items to the person booking the holiday. Where holidaymakers abuse the property, the Owner reserves the right to terminate the holiday and no refund will be due. If you have particular requirements, it is your responsibility to satisfy yourself that a property is suitable before booking (see special requirements). In particular, if any special equipment or facility is offered at the property site then such equipment or facility is used entirely at your own risk, furthermore, it is entirely your responsibility to ensure that children are adequately supervised at all times when using such equipment or facility. If for any reason you consider anything unsafe you must notify the owner immediately and discontinue using it.
Pets: Holidaymakers are liable for all damage caused by pets. The maximum number of pets permitted is three, and they must be kept under proper control at all times. Pets are not allowed upstairs, in bedrooms or on furniture and are not to be left in the property unattended at any time. Holidaymakers are asked to remove all traces of pets’ occupation before leaving. The Owner reserves the right to charge for any cleaning, inside or out, made necessary by pets.
Overseas Bookings:
Bookings from overseas can only be accepted by Bankers cheque, or by transfer to our bank account in pounds (£) sterling. Details will be provided at time of booking.
